The trick with this quest is to carefully examine the books on the floor. "Trapped" tomes that spawn guards have a clear white/gray split on their pages, whereas the real thing has a smooth transition from white to gray. This may only become apparent if you zoom in and highlight a book, but it's worth it to avoid unneccessary fights.

The books do look diffrent and i looted ot from one of the more diffrent books.

As of 3.1, the book you are looking for will have a special box when you hover over it that says it's for a quest. These books, however, have no such box.

Very true you can sell this on the AH. Mainly because you exploit all those using auto-buyout on their auctioneer mods. So list it up there for 1000g for about 4 weeks straight, then put it back up for 500g... watch what happens.

The Tome needed has indeed a little X on its side. hard to see, and it may not always be there. The tome is also a little brighter.
